Prosperity will provide assessment services for individuals of all income levels. However, income limits will be used according to the restrictions set forth by the various Down Payment or Mortgage Assistance Programs. Not all programs have the same limits so it is best to submit a complete application so you can be assessed based on your specific situation.

In order to assess homeownership readiness or long-term financial sustainability both for prospective homebuyers and current homeowners, we need access to many different documents. Failure to provide the requested documents will yield an inaccurate evaluation which could result in your denial for available options.

Clients need to provide updated paystubs and bank statements each time they are released until otherwise notified by their counselor. This helps to ensure that the file is always up to date and prevent delays in the evaluation or assistance submission process.

We offer several programs. For further information, please visit the Services tab to select the category that applies to you.

Appointments are offered on a “First Come, First Served” basis or by urgency. In order to obtain an appointment, a full application must be processed. This includes application, authorizations, requested documents and payment (payment does not apply to Mortgage Delinquency applicants.)

The process is different for everybody and will depend on how quickly you submit your required information and the evaluation that the counselors will complete to determine the next course of action. They will work with you on your specific timeline.

Yes, while we are not a repair company, we do have the tools to help educate clients on what needs to be addressed on their credit. You will need to enroll into our program so the counselors can evaluate your particular case.

Unfortunately, we do not offer that service here, however you can visit www.hud.gov to find a HUD approved agency that offers Reverse Mortgage counseling. It is recommended you seek counseling from an approved agency before contacting an actual Reverse Mortgage company.

Unfortunately, there are not any programs to which we facilitate applications that provide borrowers with funds to close if they are the sellers. The programs that are out there are for clients trying to purchase homes and need closing cost assistance.

A: We are only authorized to operate within 13 counties in the state of NC. We can complete an assessment in the following instances:

  • Prospective Client lives in another state however has plans to move to NC and would like to Purchase a home in NC
  • Prospective client temporarily lives in another state, however the primary residence is in NC and they need foreclosure prevention assistance.
A: We will not be able to assist in the following instances:
  • Prospective Client needing foreclosure assistance on a property outside of NC
  • Prospective Client trying to purchase a home outside of NC


The short answer: No, you do not. However, with that being said, each Down Payment Assistance Program or lender program may vary in their definition of “First-time Homebuyer”. Prosperity will complete an assessment of your situation to see where you may fit in.

Many lenders and Down Payment assistance programs require a certain amount of “reserves” or funds in the bank. Additionally, one must have acquisition funds available to cover the cost of entering into a purchase contract. Those up-front costs are not covered by any Down Payment program and must come from the prospective buyer.

Prosperity works with individuals on all ends of the credit spectrum. Due to the existence of numerous Down Payment and Lender programs, there is not one specific target score since each program may have its own requirements. Prosperity will evaluate your current situation and discuss eligibility and next steps.

Payment Shock can be defined as a 10-15% or greater increase in the projected mortgage payment versus the current rent payment.

Some Down Payment assistance programs require the documentation of Payment shock. Prosperity must also assess long term sustainability.

Prosperity provides a coaching and assessment program for anyone within the 13 counties Prosperity is approved to operate within. Our agency in and of itself does not restrict our clients on where they can purchase. However, restrictions may be factored in based on the possible eligible Down Payment Assistance or available lender programs.

Prosperity provides access to the state-approved Homebuyers Education course. Since the course is not currently offered face to face in one full 8-hour session, it has been split between several sections. Please visit the Homebuyers Education Tab under Services for additional details.

Several Down Payment Assistance programs require one-on-one assessment to determine eligibility. This step is completed apart from HBE and requires a full application. We strongly encourage you to complete this step prior to entering into a contract on a home in order to allow the proper amount of time for assessment. Emergency appointments due to timing are not always guaranteed.

Prosperity is a conduit to Down Payment assistance, and we do facilitate the applications to several of the down payment assistance programs. However actual funds do not come from our agency.

DPA is determined by and based on several different factors including but not limited to: location, income, family size, sales price. Additionally, some DPA can be combined while others cannot. A full assessment will need to be completed to determine your possibilities. Prosperity Unlimited, Inc. does not guarantee approval for DPA.

Always make payments to the lender if able and if they are accepting payments.

Depending on the completed evaluation, Prosperity may work with the client to initiate contact with the lender for options review. Prosperity will not reach out to the lender prior to completing the first intake session with the counselor.

Prosperity does not have the authority to stop a foreclosure however can evaluate for available options that might be able to do so.

Submit your application within 24 hours of contact with our agency so we can properly assess your situation and help guide you on the next steps.

Always make sure to attend the hearing. Failure to do so can result in the courts placing a sale date on your property; at which point the limited available options are outside Prosperity’s scope of operation.
